Hi John, at the risk of sounding redundant to those that have read my posts in the past expounding on the virtues of building a team on the ground……….please build a great team on the ground in the area you’re investing in that specializes in the type (unit count, area, age, maintenance issues etc…) of property you are considering as an investment.

Could you expound on why?

Also, expounding on "third property management company" would help.

For those of us, though, without the benefit of hindsight and experience in the industry, and without existing wealth or rental portfolios to build reserves to cover future unseen costs - can some of you please expound a little more on the following:1. how much is enough to get started? 

@Micah Copeland  and Micah expounded on the ethics of being a top notch wholesaler and not one of those that will tell a seller what they want to hear to lock down a deal that they will just walk from if they can't move it...that was your original post IE your OK losing your deposit and walking away.. if you meant something else you did not mention it.
