Tremont is an excellent area with really high market rents and super high demand.  5000+ sq ft. is huge too, congratulations!

That was an excellent non-answer to my question, Skyler. hihi :)No they are not all the same. some are only interested in dealing with conventional purchases other are as you say better at handling assignments or double closes, some are commercial specialty, etc....A investor friendly one would be, at least from my point of view, one that understands there may need to be some last minute wheeling, dealing, and adjustment made to close a deal, understand what needs to be done and do not freak out about creative deals.Maybe my understanding or thoughts are wrong but that's what I meant by investor friendlyregards :) 

This now leaves me in the situation of having an excellent renter but no security deposit -- three months into his tenancy.

If you rely on others you will have to sift through more deals before finding the one.

You must have excellent connections, industry knowledge, experience, and project management skills to achieve this outcome for those numbers.

The land, however, may appreciate, which can offset this.If you’re in an area where affordable housing is in high demand, mobile home rentals can be an excellent option, especially since you already have the land.
