Your argument would suggest that if I bring home $2k/month in cash flow from a rental property in LA (where I live), that's a good deal, even though I probably had to put $2M cash into it initially.

Again, large commitment of time, patience, and ability needed.The amateur of “semi pro” investor should realize that the professional investors (such as myself) spend ALL DAY EVERY DAY doing the above.

That means YES, they are actually with people sitting down and scrolling through new listings every day looking for people to tag.

So they will rent without buying even though buying is available to them but they dont want to live where its affordable.

I grew up in Berea and lived there for 25 years.
