Unless you're taking the risk to put up an Airbnb in a restricted area, the only way I've found to exceed average market returns is to have a very unique property or experience or having impressive interior design and attention to detail.I've always found there to be three types of Airbnb investors who make money:1) The second-home investor - has a second vacation property that is very nice and furnished elegantly where the owner lists it on Airbnb when they aren't there.

Around here they break these 'old dames' up into condos & sell them for mega $$$ with high management fees attached.But I do like the idea of an elegant assisted living setup.We got this 6 bed 5 bath for $87k...its haunted but the current tenants love it & offered us $137k if they can get financing.

I would advise staying on the park side of Jamaica Ave - it’s more elegant and less endless suburb.

I would recommend finding the following books at your library and giving them a read:Gray, Douglas; "Canadian Landlord's Guide"Cohen, Steve & Dubé, George E.; "Legal, Tax & Accounting Strategies for the Canadian Real Estate Investor"Boiron, Pierre & Boiron, Claude; "Commercial Real Estate Investing in Canada: The complete reference for real estate investors and professionals" The last one can be pricey to purchase - it is essentially a text book - so you may want to have a look in one of the local {university} libraries first.
