The investor who presents to the ZBA without counsel doesn't come across the same way and the ZBA doesn't give the same leniency and patience if you don't address the correct standard for why the relief is sought.

It can provide financial relief and combat loneliness, fostering a sense of community.

Buying a C-class fixer-upper will give you some short term relief on property taxes.

While it appears to be a clear cut case of negligence, getting financial relief can be more challenging.

IN practice during the GFC banks did not do this.. just like they had a gov. mandated moratorium on 1099C debt relief filings... now though that is done and that is a rude awakening to many folks who think they can just walk.
