I am down to one property with them, and it is earmarked to be paid down first from my other loans.

That cash will earmark to purchase a home next year.I will 1031 exchange the building.

If you're not sure if you're ready then you can earmark $1-1.5k for marketing and get your hands dirty.

@Corey G.In my opinion the method that gives you maximum choice in the future, when you're unsure what to do now, is to save the cash into an earmarked account. 

Our original plan was to sell our current house and buy this one plus an investment property or two, but I am not sure we will be able to do it if a big chunk of our funds earmarked for investment properties have to go into repairing this home. 

Are you saying that there is actually a separate tax levied on property that is earmarked explicitly for school systems?

I want to also see the money earmarked and set aside for the transaction. 

As John said, some of that money may be earmarked for utililities. 

.- do you have  a lot of  cash  over and  above the 150K -  if so - go for it .....if not -  I  would recommend  saving some cash  and  leveraging a bit ...maybe take a loan out for  50%  ltv .......these days - Cash is  KingThe 150 K is earmarked specifically for real estate investment.
