I think though now with this new law it gives the state an easy track to regulate compliance  IE you either gave the disclosures or you did not you either have the disclosures on your website and marketing or you dont.. be very cut and dry for enforcement.

In 2021 we bought the building for $1.5M using private lenders, pushed the occupancy from 50% to 80% occupancy and it appraised for $3.125M, allowing us to pay back the private mortgage.Right now, we are in the predevelopment process of design and piecing together the capital stack for the redevelopment deal, which will be made up of historic tax credit equity, RestoreNY Grant, DRI Grant, etc.

Just the other day I saw someone had used black sheet rock screws in the hangers on a brand new deck (non-permitted obviously, and not a single lag or any flashing on the ledger board, and they painted it immediately before the pressure treated lumber had even dried out so that’s going to peal in the first year, at about the same time that those sheetrock screws start to rust lol).

Water leaks, problems under the trailer ie insulation falling, a tub cracking, a new roof, frozen/cracked pipes (usually in January- and plumbing companies simply will not respond to mobile homes), rotting siding, bad exterior doors etc.

Mice are filthy and when their fecal matter dries up it becomes airborne because it's powder and it's full of diseases and it's hard to see visually when it dries up.
