Figure out exactly what you want to focus on for the year and don't get distracted by the various ways you can make money in real estate.

The whole self management thing is nice in theory but when you get above 4-5 units, the number of issues that come at unwelcome times becomes frustrating. it's not the amount of hours, it's the persistent distraction / attention required.

Oftentimes, when one half of a couple is opposed to real estate investing, it really comes down to them viewing it as a cumbersome, risky distraction, rather than as a relatively stable, valuable tool to help reach your shared goals.
