One thing I like about my property manager, though, is she doesn't nickel and dime me.  

Helens now to be fair he is quite brilliant at construction owns a HUGE underground construction company that he sold to his employees  and loves these type of off the main stream projects and has put many hours into it.. and not made a dime LOL.. he donated one of the fully built homes to the local collage..

I tell my applicants that as long as their info checks out and their application is accepted that I will reimburse them the fee as a credit toward their first months rent just because I don't like to nickel and dime people, but that's a personal preference.

When I was a contractor I never dealt with people that nickle and dimed me over materials, or asked to order them so they could get points, I just didn't operate that way.

Both experiences were worth every dime and I made it back quickly.

I got my damage fixed, but you know that contractor make a pretty dime.

Some have never distributed a dime, even though they were advertised as cash flow investments. 

For every newbie wholesaler who does 1-2 deals, there are 100 or more who spend their last dime on one month of marketing and don't realize how long it takes to get deals done. 95% of wholesalers are focused on the check and not the client so they aren't solution-oriented and miss the mark every day.
