We’re seeing investors adjust their acquisition number and buy at deeper discounts to account for higher financing costs.

I would encourage you to do a deeper dig on the financials and take your own skill inventory in making this important wealth impacting decision.  

It will be a year or two before they emotionally catch up to reality and list at reasonable prices.

I've got solid connects to them just being in the trenches; granted they are more connected and deeper I don't doubt I can get there just by being around and doing deals.

But, it is not some holy grail of great deals that will overflow your pipeline of possible purchases.So, if you are needing a deeper pipeline of deal flow, yes, auctions can be another place to look for deals.
