Check your state laws.a $75 fridge repair is a good deal, but likely the problem with an old fridge is the compressor/condenser which isn't worth repairing over replacing the entire fridge.

Take photos of the issues.then you find the owners on the county assessor site, and send them a personal letter and pic of the property saying you drove past and noticed this house, that you were not sure if anyone was living there but you were interested in buying the property. while you are sending out these letters you should try and find any of the following:private money, hard money, flipping partners, landlords, cash buyers, etcyou can find these people on BP, or go to a title company and ask who has been buying in that area for cash over the last couple years, you could ask your family members, etc.Now when you get calls back from the homes you drove by, you already have the exit strategies. anyway, that was a condensed version of driving for dollars so if you have any questions about that, feel free to reach out to me or anyone else here on BPAdam Adams

But before they get it rented again, the copper thieves get there and rip and strip all plumbing, all wiring, destroy the AC condenser unit and all in all cause $10,000 in damage, which the owner needs to pay to get the house re rented and they often pay someone to put the house back together again to go into a quick placement of a new tenant and get back into scenario #1 or #2 again.Along about the time the other $15,000 in reserves run out, they decide they have to sell, but the house that they paid $15,000 for has all the damage to if from the first or second break in and is no only worth about $6,000 . . . so as one of the first reply's said . . .as a new investor going into an out of state market with $15,000 to buy a house  . . . at least in Kansas City . . . save yourself the heartache and head ache and set your money on fire.Or save it and do something else . . . .

Our aerated septic is messed up, the well, entire down stairs HVAC is shot, condensing unit for upstairs is toast and the hot water heater.This all sucks but having things gutted and cleaned out definitely provides some sort of relief.
