I also want to combine it to one $150k  30 year fixed loan instead of having two separate  $100k and $50k loans what options do I have can anyone help.I don't want to use my own money.

Hey @Patrick Braswell  You shouldn't have any issues getting a DSCR loan as long as you have at least 1 borrower who owns 20 to 25% of the property, or if a couple of you can get to that level combined. 

Your best/safest bet would be a regular lease combined with an option to purchase.

If the loan amount you are looking for is small relative to the value of the first and the second property combined, they are very well secured on a LTV%; ask for a 1% point lower rate.If you don't want to Cross Collateralize, do you have any CD's or MM you can transfer to this bank as collateral.
