In this situation, who does the fit out and what determines who does it? 

I don't have any recommendations, but appreciate if you can post who you went with and how they are after the fit out. 

You will have long periods of vacancy, you may have to complete fit outs for new tenants, but when you have someone in there they could stay for a very long time, and are very low hassle. 

That's quite a bargain.My cleaning lady just takes whatever cash she deems fit out of the rent whenever she has to clean.

Here is a list of what I am wanting thus far in a boat- a nice teak interior that doesn't need sanded or varnished- enough sleeping space for 6, and there are plenty of boats for that- cockpit area that offers plenty of seating- a diesel engine that looks like it is in great shape- a good generator, hefty water maker, a washing machine, a water rinse at bow and stern, a place for diving gear, well I could go on- enough seating inside where everyone can eat without touching elbows too much- this will be a live in boat so it needs to be somewhat comfy- I really like the teak work on say the Hans Christian boats, here is a nice 52 for sale for $245,000.00 which is in my dream budget. 

Additionally here are some questions I'd ask with regards to the restaurant:Is the fit out dated?

Currently my thoughts are as follows:4 stall detached garage (solution:  charge $50 per stall)Add coin laundry (solution:  ~$1200/yr)Raise rents to market area  (past owner hasn't raised in 12 years)Optional fit out for 5th unit that is currently used as owner storage4 separate storage units in basement that are in use, but not being charged for

Since, I've been working as a project manager for a commercial general contractor running tenant fit-out jobs (office and warehouse, mostly).

We would love to be able to fit out the whole building with apartments though both strategies are above a 10% ROI with the numbers we currently have.
