I'm a Realtor with a couple properties listed in Boise, ID and a neighboring town for my investor/client that are currently rented as co-living or rent-by-the-room and getting killer income. (7.3% - 9.5% Cap rate) So far, every inquiry has been baffled by the concept of co-living or rent-by-the-room and immediately ask if they're being run as a halfway-house (which they are not).

It is a family owned property of which I am one of the co-owners.

Because of that I decided to exit the market as a co-host. 

Instead of a co-host can you just get a property manager that specializes in it?

She'd probably be able to put you on the line as a co-borrower.I've done this personally and it's been great for me and my situation!

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.
