.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb.

Even with that, I had vacancy for 3 months, turnover expenses (rekeying, deep cleaning, etc), paying the one month lease to find a new tenant and also the new tenants are in at a lower rental rate then the prior tenants. They don't communicate well, don't take responsibility for their actions, do not clean or maintain homes well, and will shaft you when it's time to leave.Other than that, it's a pretty good system.
