I've paid for a handful of programs over the years from cheap to expensive and narrow-focused to broad-based. 

Cheap and easy to offer a variety of pods for just about anyone.

It's hard to say without knowing more, but I'll throw out some general advice.1.

Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.

MAYBE if owners like yourself weren't so cheap, PMCs could afford to pay their best employees more to keep them:)

I'm not interested in paying off cheap money with interest only variable rate debt. 

There is a reason why I buy properties that cost a multiple of what typical cheap rental properties are going for.

Maybe you did not explain it right, or maybe they want to see you succeed on your first deal then will throw money into the investment the next go around.
