You can have two practically identical office buildings but the one in the CBD will have a lower cap rate because it will be more desired.

Duplex is currently vacant but should easily rent as it is in a highly desirable area and retail has an existing tenant on month-to-month.Retail space is my main concern at the moment especially with the current tenant being a long(er) tenant as a Vape shop that most likely sells CBD and the likes.
