Things like candy/cakes are utterly useless.

They're just about the only entities that will show appreciation, especially if you give the kids candy. :-)

One company might hand out great leads like candy, but have a lower split.

I don't have specific targets in that area yet because I am still like a kid in a candy store with all the options.

I'm able to get above-market rents (which quickly gets me my money back) in a very hot rental market by adding in a bit of eye candy here and there.

In the DFW area I suggest people draw a big circle around the city and then look on the outskirts of that circle...so that might be cities like Burleson, Crowley, Cleburne, Mansfield, Wylie, Murphy, Sachse, Fate, Anna, Melissa, Prosper, Celina, Aubrey, Pilot Point, Sanger, Denton, Justin, Ponder, Saginaw, Lake Worth, Azle, Weatherford.

I like Saginaw area, Burleson, Crowley, but it depends on what you're looking for.
