I talked to 2 smaller syndications, both were seeking investors in apartment buildings, one was in Michigan near the Indiana border.

Simple appreciation is a gamble because you have no control over it, so don't consider it.

I can understand the cross border payment advantage, 7% vs zero% fee, the rest I am not upto speed. 

Depending on the zip code I was wondering could I gamble with them on a fix and flip or brrr.

I seem to recall a prior post where you mentioned Grand as your southern border, so what's your western border?

At that point things are more of a gamble. 

I guess that is partly why bitcoin exist, to eliminate those cross border fees. 

I still believe that if you are not either from Mexico, or at least a Spanish speaker - you should leave investing south of the border alone.
