It is not bad to ask yourself, is this a hobby or a charity or a business?

As a landlord you can't act as a charity, you have your own financial obligations to your lender, your investors, your reserve funds, your other tenants, your family, your goals for growing the business, your own health issues, etc. 

No compassion, this is a business not a charity.  

People are right in that you aren't running a charity, but I think having a little compassion can go a long way as well.

Many tenants want you to run a charity, not a business.

If I want to make a donation of real estate to a charity I would donate it to a charitable organization. 

I can't tell you how many WILL's I have read that have multiple kids surviving and the property is left to a charity.
