On this house it just spooks me to some degree.

you are the negotiator - you can say no at any point - as others said - you decide what your top offer is and that is what you should stick to. the agent might have actually been trying to help you - your own DD and communications w/agent are paramount - sounds to me like you were spooked and now have remorse - that is you and not the agent. the other good advice was do the deal (or not) and move on.

I have been pondering what I may have done to spook them?

I had the same issue investing in Temple, I saw properties that have been on the market for a while and got spooked, but the issue is that is all that you will see because once the property gets rented out, it is taken off the market. 

The renters will get spooked and move out, they will pay rent until you kick them out, or they will pay nothing until you kick them out.

What could spook the housing market to fall further than that, to the 10-15% range (maybe 20%), is if the stock market starts a major dip at the same time.
