We are also considering only ONE of us being on the loans, but both of us being on the title to make the best use of our the limits on the number of loans available using conventional financing.

For instance- for us, being a flip...time costs additional money, so I weighed that factor (dragging things through court would cost me even more money).

The numbers currently make sense but we are concerned with the potential Health risks as well as how this could effect us being able to rent the units in the future or selling  the property a few years down the road.

@Eddie SorrellIf those market rent #'s are correct, I would clearly explain this to them, and then recommend that you offer to do some minor upgrades to the units for those existing tenants.Put up a fresh coat of paint on the walls, pay for carpet cleaning (if there are carpets), do minimal upgrades to the lighting fixtures, and maybe even throwing in some USB outlets -all relatively inexpensive upgrades to your units that will help force appreciate the rent, even if they decide not to stay.

Fortunately our tenants have been paying but if they were to stop paying we would be notified which would prevent many months going by without us being aware of a problem.
