It’s going to go away from a commission based model (which to me never really made sense but not complaining about it). 25 years ago when there really wasn’t online listings and you would check the newspaper or call agents for listings times have changed and commissions made sense.

There was a report on an apartment fire here, over 20 tenants became homeless, and the newspaper lamented that was because no one had renters insurance.Just to mention your tenant will sue you for negligence in the absence of such insurance.

In this case I simply advertise on the base newspaper which is super cheap given how frequently people come and go there are always reliable leads to be found.Or how about creating a simple "I Buy Houses" website and spend a few bucks to have it professionally made and SEO optimized?

If during the next 2.5 years, the owner redeems the property i get the money + interest back, but lets say they do not redeem the property. 3)  Within the last 6 -3 months of the expiration of the redemption period, I will file a petition at the circuit court for the tax deed 4)  At the same time, after filing the petition for deed, I will need to send "Notice of Expiration of period of Redemption" Take Notice to the county so they can mail it to the home owners and any interested parties informing them to redeem asap. 5) I will subtax early the following taxes as soon as they are generated by the county. 6) Inform the property owner in three ways, certified mail from the Circuit Court Clerk, being personally served by, the Sheriff’s office; and notice being published in a local newspaper. 7)If the taxes are not paid and the last date to redeem passes, the tax buyer can apply to the Circuit Court for an Order directing the County Clerk’s office to issue a tax deed to the tax buyer.

Even though the transactions all seemed legit with underwriting - they ended up getting sued and paid huge fines and in some states had to convert the loans because they were believed to have been taking advantage of buyers, especially minority buyers.So even though something seems legal, would you want the story on the front page of the newspaper is the question we ask.
