On the bright side of things, this duplex I own has seen 18% appreciation year after year for the past 3 years, and I'm only hoping it will keep on going up as the city is develloping at a crazy rate, they just built a new subway and i am between 2 stations, theyres a university that's building right next, etc

Thanks, Dustin, for your reply.1) I did realize that, but this property is analogous to finding a solid brownstone in Brooklyn near Starbucks and the subway.2) Actually, the listing agent for the property stated tonight that the bank has multiple offers.3)The ARV was derived 2 months ago.

Scenario 2:Buy a multifamily in an outer borough of NYC probably in the Bronx, Pelham or Queens..Pros- Be able to use an FHA loan to invest- Live on the property that I am refurbishing and investing in.Cons- Quintiple my commute time (45min to an hour on the train or subway depending on where I invest)- Most likely partner with someone on the investment rather than own it myself- Perhaps be buying into a saturated market.Concerns:Should I increase my commute by an hour just to get into Real Estate Investing?

Lowes has some plastic surrounds that look like subway tile, pretty cute, but you could also clean the tub surround and paint the grout lines with a very light gray “grout renew” paint and sealer by custom at home depot.
