I do think you need to do some research, but you will get skimmed beyond belief by a PM who knows you are out of the country because no good PM companies are taking a one-off residential for 7-10 pct., it's not worth their time.

We do not drain our hot tub after every guest, but we do test and adjust the chemicals, vacuum it (sand) and skim the top if needed after every guest. 

You might be able to milk the channel why you can but I wouldn't rely on it as a long term strategy. 

I didn't read every post in this thread but, I have a question that I didn't see answered skimming through them.

I tried cash for keys, but this guy knew the system and milked every angle.

My strategy is not to milk a cheap house for as much as I can, but rather it is to offer a residence that is reliable, presentable, and fairly priced for both myself and the tenant.

That's when the DIY craze took off, folks started writing books, and it was the land of milk and honey.  

Also PM would do a checklist during that photo visit to try to catch extra people, unregistered pets, leaks, damage, maybe bad water heaters/HVAC units, storm damage, so that's being proactive.I think these days too many PMs are in it to try to figure out how they can milk the heck out of stupid owners vs helping them build a portfolio and be successful owners.Being proactive on preventative maintenance, being quick on delinquencies, providing property values and options is helpful. 

I use it with spinach/kale and all kinds of fruit, some almond milk, water, frozen mango, sunflower seeds and half a spoon of Rockin' Wellness....yum...and so easy to make and clean
