to do an out of state BRRRR you have to do the following remotely (somehow):-find a deal that is exactly the right amount of distressed - needs a big rehab, but can be salvaged and fixed up. 

Was there equal amount of stuff in the garage and back yard?

Not long after, two of the many homeless people stopped by and asked if they could do some yard work for me.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Even the $85 per yard mow seems excessive. 

In my development I am building a few of my clients have had packages stolen and one theif even took the welcome mat :)  but these are normal front yards etc.  

People who no longer want to take care of a big house and a big yard.
