We're looking to renovate something before the end of the year to accomplish 2 things: 1) Improve home value so we can get appraisal, refinance and leverage that to buy a new property. 2) Take advantage of the tax credits that are out there in 2024 before the new year or is it better to wait until 2025 and just hold onto the cash I have at hand.Here is a list of renovations that will need to be done eventually:*Brand new basement kitchen (cabinets + add seating area - we already have brand new dishwasher, fridge, gas oven)*New standing shower in the basement bathroom*New Siding*AC/Furnace for unit 1 are close to end of life but still functioning*New Fence/landscaping*New Windows for the basement*New Garage (unstable, concrete shifting, very old)*Solar Panels on the roof (There is a $0 down payment lease option w/ sunrun, but I'm hesitant to move forward)*Renovate master bedroom closet for tenants (it is old & has built in entertainment center that is very dated)*Repair Catch basin*Adding better drainage system for back door.Greatly appreciate any help, insight or advice!

Just throwing a ping pong table on a concrete slab in the garage is marginal.I had an STR buyer in Conifer, in the mountains outside of Denver, turn a massive unfinished walk-in closet into a little arcade area with two comfy lounge chairs and two vintage arcade games.

Keep it up.Keep the car until it hits 100k miles instead of 40k miles before you get a new one.If a man has 10 pairs of shoes in the closet, thats plenty, women 30.

I have a tenant in Arizona, who moved in a month and a half ago.they keep complaining that the master bedroom is too hot.The whole house is ok but the master bedroom is hot.I offered them a portable ac, they refused took it but did not install.I offered to have a handyman come install it, they said they can do it themselves.I offered the ac guy to come check on the AC and asked them to call the guy, because he likes to schedule with the tenant directly, but they have not called himI asked if they waned me to schedule with the AC guy,- silence.They complain but wont let me schedule for them.I understand that the tenants are just complainers, but I want to cover myself legally.So in case, if they decide to take me to court, I would not be liable.What is the best way to deal with things like that?

For example, sliding closet came off the tracks or drywall repairs. 

The first third gets eaten up rather quick , ordering materials , permits , dumpster , portable bathroom , etc .

So now I keep a large dog crate set up in the master walk-in closet. 

I keep portable AC units for tenants to borrow, so are using one of those to cool the bedroom.I have at least 20 trees down at one property with land and they missed the house but landed on my storage building. 

There are several listings of median house prices and you can go to those closet to your target price before you talk to people.
