I have been looking more into wholesaling and I am slowing putting money into REIT’s and learning everything I can about every aspect of real estate and general investing to not just jump into this blind.

This is a big investment and I’d be doing myself a disservice by jumping into real estate investing blind folded or with unrealistic expectations.

I need to evaluate you on how you failed when you failed, and if you haven't failed yet have a quality deal I need to evaluate your ability to manage risk, headwinds and blind spots.

Really should be blind to the PM software. 

Don't just blindly follow "oh this is so passive and return is guaranteed", it's never work like that.You're certainly entitled to your opinion.I'm an investor who has both passive and active real estate in my portfolio.
