Measuring the input is the only metric that can be controlled.

One thing in real estate and probably most other businesses is that most people including me don't know how to measure and evaluate risks.  

Florida and Georgia have been locked in court cases since Bush II; there are disputes over water rights from the Colorado River where agreements on utilization of flow as measured in acre-feet were made in 1800s and are no longer sustainable.

I enjoy interacting with other investors and helping people do better, not measure the quality of questions.

By recognizing the signs and implementing effective preventative measures, landlords and property managers can protect themselves from potential scams.

@Jake Baker Love the approach of measuring the total offers that you send, if you know your strategy most of the time it is a numbers game no matter the condition of the market. 

That's when it clicked for me - that cap rates are more just a measure of risk.

I'm not always opposed to some of these measures, but I am objectively looking at how this will affect investing decisions.I agree, the reclassification of vacation rentals to commercial property is the big issue I'm watching.

To some on here that is not much money but you measure it in relation to your income, my guess is it is a big % of your income.
