@Chris KennedyThere are lots of advantages to working with a local credit union:  They know the local economy and real-estate market better than a Big-5 underwriter in a cubical in the Golden Horseshoe and will often fund a property where a bank might blink.The trade off is that a credit union underwrites all rental properties as commercial, regardless of their size - so you'll be paying higher rates that you might on residential financing with a big bank.

Especially if you keep it and rent it.Faster cash can be made if you assign the deal yet you will have to pay HST and taxes on that.The golden horseshoe is the best place for this.
