Hope I haven't shot myself in the foot by giving out the location but I'm thinking you all have bigger fish to fry anyway, lol! 

So, vacations, home improvements, etc. until they put the fish back in my barrel. 

Or if you just want it for getaway, hunting, fishing etc leave it the way it is.

And its got great recreation and fishing and spectacular summer weather which is why I want to get a place there so I can be out of the Vegas heat 4 months out of the year.

I only use Airbnb as a last resort. so not really anything I look at more than maybe once a year for a fishing cabin.

The lender knows that as long as the GP has some thread of hope in saving the deal, or just saving face, they have a fish on.  

. :-)   But you might want to even consider putting up a yurt (glorified commercial tents that are relatively cheap) and furnishing it and then renting the place out on airbnb.Is there good fishing on that river?
