My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

I previously owned a long-term rental that I bought from a parent and rented to family for over three years (lesson learned!).

I have bought sold either properties or notes in about 30 states.  

Purchase price: $450,000 Cash invested: $680,000 Sale price: $1,380,000 Bought a tear-down prop.

You KNEW about the problem, got compensation, and bought anyway.

I didn't know there was a different type of insurance that I needed.I had bought the home with a standard mortgage and standard insurance and then I decided later that I would flip it. 

Bottom line I bought them ----halfway thru the Covid craze for $245k.
