I've already urged the listing Broker and agents to educate Seller as to the benefits of pmm... higher sales price, ultimately more money from interest payments, relief from liability and dealing with awkward leases, putting an end to nearly 2 years of marketing, etc.

I'm sure it's profitable, but idk if I wanna deal with the fallout of the clientele who would be attracted to the area.It would be owner-occupied, but I wouldn't be super happy about having that be a requirement to operate since that would force me into an awkward position if I wanted to use owner-occupied financing in a future purchase.

I am thinking though (I don't know if its a New York thing) but if I call somebody and I am like "Hi I am Isaac, I want to ask you a little bit about the area, hows the community, etc etc" Isn't it a little awkward, the person is going to be like "F You, who the hell are you calling me asking about the area??!?"
