I'd consider August 1 as this tenants notice regarding vacating the unit.Her first month rent payment provided in July will go to pay for August rent.IF you are able to get a new tenant for September 1, I would return her security deposit before (but  very near or right at ) that 45 day mark MINUS any expenses you underwent for advertising the unit to find a replacement tenant.
