Delta makes a couple of low-flow (WaterSense certified models), but you need to check the model number as they also sell 2-2.5gpm models that look pretty much the same.

If I was going to invest in such an area it would be at very low or no leverage levels, such that there would be a large delta between my gross rental income and my net operating expenses including capex, vacancies and reserve set-aside.

A few thoughts from a random Mortgage Broker in Hawaii...1) Your friend likely isn't a mortgage broker as there is a pretty big delta (1 pt)  between what your friend is quoting you and what I am seeing in pricing .

There's the down payment, the closing costs AND the delta between what's left on the loan and their offered price.AND don't forget the time involved to assume the loan.

Wrap buyer gives you all the cash you invested in the property back when they buy then you make the delta on the spread.. for sure this mathematically works..

The only cost the deal needs to absorb that's relevant is the interest, and even that is really just the delta between the actual interest paid and the tax savings on that interest on your federal return. 

If you are worried about moisture have you used a moisture meter to see if there is a delta between that area and somewhere else on that wall? 

The delta for a furnished rental was large enough for it to make sense.
