There are many problems with the concept which you have not bothered to address. 

I have concepts that I hope to expand on, strategies that stick out to me when reading and podcast so far are buy and hold properties, the BRRRR method, and house hacking.

A guru can sell the concept of "no money needed", "no risk", "big returns" easily and make a LOT of money. ;-) Well, in Texas, legislation has killed contract for deed (land contracts), as I found out recently.  

The presentation of the BRRRR is very compelling, but there are only so many ways to present a concept.  

Do they suggest how to enter the transaction accurately or enter an adjusting Journal Entry.

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).

My remodel business does amazing with this concept. 

The concept is that property is passed to heirs at a stepped up tax basis, that, if sold, will not result in depreciation recapture, or capital gains taxes for your heirs.
