I know that most people who OWN a property and put it on airbnb claim the income on Schedule E ("passive income"), which avoids having to pay the 15.3% self-employment tax.I'm wondering if those who are practicing rental arbitrage by renting the place that they list on airbnb also claim the income on Schedule E, or if you claim it on Schedule C bc you don't own the place that you're listing on airbnb.Whether you own or rent the property that you list on Airbnb, the activities are the same: acquiring the property, furnishing it, activating utilities, listing it on Airbnb, hiring cleaning services, etc, etc.

If you are converting a "non-restaurant" that can be $500k-$1mm build out. c) CAMs: since it is mixed use, who pays what for roof repairs, concrete work, etc.  

@Matthew Crivelli  How does airbnb know anyone isn't installing bathroom cams, they don't.

If I lease it, what is a fair CAM per sqft Landlord shall charge beside the base rent in Triple NNN lease?

Don't know if anyone mentioned this already or not, but check to be sure your RE license will allow you to manage property on a commission basis for other people without a CAM license.  

Anyone out there tried Cam Dunlap's REI Trifecta? 

I started doing some home flipping from 2001 - 2009, then got into buy and hold.I am at a cross roads, so I recently sold some properties, in an effort to have a portfolio of quality over quantity.Not exactly sure what my next move will be, the big challenge for me has been learning about tenant issues, and dealing with some unexpected repairs, both my wife and I took a course and are IPOANS CAM Certified (Certified Property managers).We only manage our own properties, plus have a couple of hired property managers to help with some out of town units, however, I have been studying tenancy rules, laws, and have become addicted to answering property management questions.What attracted me to join this site, is all the different types of real estate investment people are involved in.I look forward to participating in the forum.Michael P Currie
