Seller concessions of closing costs can be offered as @John Jackson does with his lease option assignments.The big thing is get a RMLO to underwrite a 1003 app on the Tenant Buyer on the ATR rules (see CFPB ATR rules)  If you do that, you are complying with Dodd Frank, having a registered mortgage loan originator look over the tenant buyer.
