. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.

It is harder to do the above when you are trying to buy a D class rental with the aid of section 8, you just set yourself up for failure. 

They never took foodstamps or government aid.

I did have over 200 section 8 houses as I drank the cool aid way back when .. but geesh now we just stick to A class and live with the 4 to 6% returns and no drama and no destroyed houses.. its more than just the tenants its also the neighborhoods were crime is real etc..
