Is there any software where I can filter out properties below a certain return?

What you have calculated is not cash on cash return.   

Yes, you will have to file the partnership tax return.

Have any of you used a similar tiered return strategy?

My memory is that there was a time when we were not allowed to require them, but maybe I'm wrong or maybe the law changed back. 

I am trying to calculate my returns over a 10-year period using the rent-by-room strategy, which results in significantly more cash flow than traditional rentals.

Vacancy is VERY expensive and can destroy returns, especially if you have to reduce rents anyways.

I don't know if they still do it but if memory serves a few years ago TD Bank would do a HELOC on a rental in second position but only if it was titled in someone's personal name.
