If your property is 1259 sq ft, and the going rate for 1250 properties in a close-knit are is 1250/month, then two things are a given.  1: In order to get the 1250 you need to have no problems with that property.  2:  just because you added gold fixtures in the bath, and a marble floor in the foyer, you're not getting more than 1250.
