I have bought hundreds of rentals. 

I have probably gotten between a hundred and two hundred loans within the past 8 years and I have learned some things along the way that make getting loans easier and harder.

Maybe this is just happening because of the colder weather but I'm not sure and I don't want to spend hundreds of dollars getting a plumber to come out if a good investor-friendly handyman can take a look.

Anybody has the historic yearly appreciation data on storefront retail spaces in mixed-use (with hundreds of residential spaces above) commercial real estate? 

We manage several hundred rental properties throughout the San Diego market and I found your post very interesting. 

Based on what my real estate agent thinks that this quote will be, roughly, and the after repair value, it looks like I could buy this property in cash, spend a month or two fixing the damage, and then put a mortgage for roughly 1.6x what I paid for it and thus have a cash flowing property at a few hundred dollars per month and a little more money in my bank account ready for a down payment on the next deal.

I know its mean to say that people who do their own contracts get what they deserve, but you must know that if you are paying a couple hundred thousand dollars for something it just might have been worth spending $600 on a lawyer to do a proper contract for you.

That said, even with conservative rental income estimates, my living expenses would eventually drop to several hundred dollars less than what I’m currently paying in rent once the house hack starts generating income.I do have cash reserves to weather some rough patches, but the idea of pushing my budget this hard makes me uneasy.

I would like to network with investors that have done hundreds of deals and have made multiple millions of dollars in real estate. 

Again this may only bee in the hundreds every month, but it's better than nothing.From the outside, it looks as though she will have to nickel and dime her way into being cash flow positive.
