I’ve never opened a mail drop store, so I can’t speak to that, but I’ve noticed that a lot of investors are turning to pad splits as an alternative strategy.

Regarding kayaks and bikes, that is a crap shoot IMHO.

I ride bikes in my neighborhood and bought two houses in a similar way from tired landlords. 

There’s a “Cub foods” grocery chain in MN that’s closing stores left and right after 40-50 years in locations.

I still ride bikes and I’ve severely limited my carbs and sugar after the suggestion of the Bigger Pockets member mentioning it.
