I like that OwnerRez has a property management component should I decide to offer management for STR units of others at some point in the future. 

I believe some of their people are likely here on the forums and can jump in, they also had a booth and sponsorship at last years BP con so if you went you may have seen them.I came across the service because I had a client who was going to self manage, and wanted me to lease the units for him, and the property was a mixed use building with his business operating out of the ground floor. 

They're pretty robust softwares. 

TLDR: Quicken (quickbook’s little brother) is super easy, cheap, and still overkill for someone with less than 20 properties.

We have several hundred keys that we have to inventory and manage.

Everything is "attached" to a property. 

If the property manager uses a payment app integrated with the property management software to collect rent for the landlord, this is not gross income for the property manager.

Hello, I'm in the process of purchasing a single-tenant commercial building, and I'm looking for recommendations on property management software.

But I could sell partials in the future.Is there software that people use to manage their portfolios? 

I have a main company, that owns a bunch of LLCs, each LLC holds a single real estate asset. 1 of the LLC also acts as a management company for the entire portfolio.Now it creates a problems that with each LLC, I need to file a tax return each year. and so far I am doing them by excel copying numbers from bank statement, which is a nightmare.Quickbook online charges $24 each month in Canada, which really adds up with the number of holding LLCs. and I don't feel like what I require from it justify the cost.
