I’m trying to find San Diego real estate investors that fix and flip? I’d like to find out if they are using the 70% rule when calculating ARV or has the number changed for the San Diego market?

What steps do you take when calculating your comps? Do you you just get the average of all the houses sold that are alike then average them?

I am at the point where I would like to start analyzing multiple deals a day in order to get some reps in. I am not at the point where I can justify spending a monthly expense for the BP Pro.

The new Rental Property Calculator on Bigger Pockets is a very stripped down version of the old calculator... anyone else not liking it?  Missing lots of graphs, analysis, etc.  Is this a permanent thing?
