I think what you'll find from this thread is that wherever people live is their favorite city, ha! 

I am born and raised in Columbus (27 years) and I love the city. I've worked for a few Fortune 500 companies, it's incredibly tech savvy, in my opinion, we have a good state governor in John Kasich, and the rental/real estate market is screaming hot.

That said, I'm burnt out on the weather (the opposite of a pun intended). For 4-5 months out of the year, it's a barren, sunless wasteland. Sure, the last couple winters have been extremely mild, but Ohio in general is one of the  bottom 5 sun filled states in the US- it gets really, really old.

Personally, I plan to get to 20 rentals (just acquired my 10th on Friday) and move south, targeting either the Carolina's or Arizona.

Hey all- 

I am looking at buying a small apartment complex with a partner, however the hanging point for both of us is that the landlord currently pays electric, water and gas for 75% of the units and water and gas for the other 25%. I only own one duplex (all others are SFH) so I just take care of the water there, so I've never really explored the wonderful world of sub-metering.

What can we expect from a cost standpoint? The building is 6 (1) bedroom and (2) 3 bedroom.

Hey Michael,

I don't have a reliable recommendation for a handyman, but regarding someone to appear for court, I believe in the state of Ohio it either needs to be you (if it's owned under your name) or an attorney (if it's owned under an LLC.). I don't think you can send a non-attorney to appear on your behalf.

As far as posting the actual 3-day notice, I'm happy to help with that. Pretty easy job.

Yeah, no need for a 24 hour handyman. Even if HVAC breaks at night, it can be serviced first thing in the morning, or you can stock up on 2-3 heaters to provide in that case. A house doesn't go from 70 to 50 in a few hours unless they open their windows to enjoy some fresh air. Everything else can wait until the morning. They won't die if they can't flush their crapper at 3 in the morning.

No, mine is in Old Towne East, an extremely popular area right now. Parts are still shady, but there are duplexes in German Village for 300k that you can get.

I'm 27 years old and have over 500k in debt. That doesn't scare me one bit.

Why not acquire a rental that will pay the truck payment for you? 

I'm not trying to be a jerk. But what will the next thing be that'll stop you? Just go do it man. I just bought a personal property (duplex) with a $950 a month mortgage payment and the other side rents for $1,500 a month. Yes, that's right. This guy is paying my mortgage PLUS an extra $550 a month. 

Move forward and look harder. They're out there.
