Hi @Fiona Li I'm a local Edmontonian with $10M assets under management in Edmonton, and $11M assets in Houston, TX. Stevo is right about the long-distance, but for financing, it likely will be easier to qualify for a mortgage in Canada. But those are only 2 details, but of many things you should consider. Hi @Paul Alphonsus I can give you the run-down on Edmonton, as I've built a $10M portfolio here. Looks like you are on the right track so far. Just be more cautious about responses from US investors, as everything is just slightly different, and they don't know the nuances of investing in Canada. Alberta is awesome 👏🏽 

Texas was great but higher taxes. Ohio has some similarities with our Alberta houses e.g. can get walk out basement suites. Taxes are lower and houses are cheaper.

Where in Texas are you investing and how’s the cashflow?! 

My partners and I have a 144-unit in Houston. Cashflow is pretty good when you buy for $77k/door and rents are average $950, but honestly we are just breaking even right now as we’re 2 months into this value-add project, with 24 units down and being renovated. Excited for the transformation, getting occupancy to 95% and higher rents!

Yes insurance and taxes are high, but we got into our property managers umbrella policy for insurance, and I’m working with a tax protestor to bring the taxes down.

Just want to say that there are people investing in Houston from as far as northern Canada. You don’t need to invest out of town, and definitely not out of state. Houston is a good market!

Hey @Amit Garg I responded to your other post about wealth genius before seeing this post. I agree with Maz - do not create an LLC as Canada doesn't recognize an LLC. In certain cases, it might be fine, like if it's a GP of a limited partnership. I also will go further and say to be careful about taking advice from US citizens, as things are different for us Canadians. I am investing in Houston TX right now and would be happy to talk more about how I got into that market.

Hey @Amit Garg happy to help out with this as I'm pretty familiar with the various programs in Canada, as I've built quite a network over the past 10 years with investors across Canada and hear a lot of things.

I think it would be best to jump on a call and talk about it.

Without knowing more about you and your goals, it's hard to give a recommendation. You want to find a coach/mentor that's done what you want to do. So I wouldn't hurry to jump into a program right away, but take time to learn your options and find one that fits the strategy/location you want to pursue. I would connect with other investors and go to a few free/low-cost meetups to start and learn from them the strategy and how they learned to do what they did. One I'd recommend is Mogul Realty Group in Vancouver. They have monthly free events.

I would not do any US programs unless you are planning to buy in the US. Even then, you're better off with a Canadian mentor focused on buying in he US.
