Post: Window replacement cost for Duplex - need advise

Hey guys! 

I wanted to get some advise regarding replacing my windows in 1 side of the Duplex. The other side has been upgraded a few years back with single hung vinyl windows. I am currently shopping for estimates and so far the lowest quote I've received will run me $500 per window (window, installation, permits, disposal of old windows, and seal around the trim). The unit has 5 windows on the first floor and 5 on the second floor. The windows that I've received quotes are for Jeld-Wen 35.5 in x 53.5 in V-2500 Series White Vynyl single hung windows, which run between $260-280 per window. I found windows in my size at Lowe's for $145 per window, I am wondering if this is something that I can do over a period of a week or so. How difficult are windows to install on a concrete/masonry block house or should I keep shopping for quotes? I feel like the quotes I received are somewhat high. Let me know what you guys think.

@Loren Thomas I think the AC plug is max 20A, I will have to replace the circuit breaker box to 30 amp 2-pole and run the appropriate wires for 30AM to the washer/dryer unit correct?

@Loren Thomas I am doing some upgrades to my duplex and would like to add a washer/dryer outlet. The unit has 3 NEMA 6-20 (winky face outlet) outlets for the AC window units from the past and these 3 have double breakers in the breaker box. Can I swap out the  NEMA 6-20 outlet  for a 3 or 4 prong Dryer outlet? Below is a picture of my  breaker box, it doesn't have a main breaker and things are labeled kind of weird. Do you have any insight on what the Lights/Rec might be?

@Mike McCarthy @Rich Bultema I appreciate the tips fellas, I am feeling more confident about tackling this project and I found a few youtube videos on removing this type of construction. Lots of patience and beer will be needed to get this one done lol

Hey BP members, 

I am starting a remodel on one of the bathrooms in my property and need some advise on removing tile that was placed on concrete and wire mesh. The house was built in 1940's and the material they've used is almost 2 inches thick with the tile. I was thinking about cutting it with a 7' diamond blade on a grinder and detaching it with a pry bar from the studs in sections.  It doesn't seem like a sledgehammer will do much but damage the surrounding walls from the vibration in this case.

Let me know what you guys think would be the best way to demo this bathroom.

Noell with Ricci insurance group provided me with the lowest quote for my Multi family property. I would highly recommend as they will match or beat any insurance quote you have.

@Kerry Baird - I actually reached out to them this morning and they do Helocs on multi family properties as long as its owner occupied and they offer 10 year draw with 20 year payback up to 80% LTV. There is no closing costs and the appraisal is free, approx 6 weeks to close. I think I will give them a try. Do you know if all the hard inquires from applying will go under 1 on my credit report?

Hey Henry,

I am currently looking for lenders that are willing to do Helocs on multi family property (1-4 units owner occupied). What bank did you go with last time to pull out 95%? The local credit unions I've reached out to so far don't work with multi family properties. Is there a requirement on how long you have to own the property in order to pull a line of credit on the equity? I will keep you posted if I find one with longer terms and high ltv terms.

Hello,

I am looking to take out a Heloc out on my muli family property (owner occupied Duplex). I've reached out to a few credit unions but they do not offer Helocs on MF property. I am looking to do 80-90% LTV, I would like to get some advise from you guys on different lenders and current terms (repayment plans, interest rates, etc). Does anyone have a good lender they can recommend or any bank that's local in Jacksonville, FL that you have experience with that is willing to work with multi family properties.

@Justin Tahilramani I would like to replace the main stack and pipes going into the toilet/sink/bath tub. The reason I would like to replace the main stack asap is due to a minor crack that's causing it to leak into the crawl space and I am worried it could get worse and cause issues to the surrounding dry wall and wood.
