@David Fernandez @Fernan Nava and everyone else who suggested using LVP instead of carpet - you sound very convincing and, generally, I agree. One argument that my wife (not a realtor) keeps bringing up is - if the buyer has kids, they'll want carpet in the sunroom. I guess... to play on? To crawl on? I'm not even sure myself, but she keeps saying it :-) Maybe she thinks of the sunroom as a leisure area where you want to pamper your feet by digging them into something soft? Idk...

@Abby Weinstock I don't think tiles will work - with that amount of work, might as well put in LVP.

@Account Closed I'm not sure how fussy people are, but in this particular area - probably not too much. NoVa is expensive - that money buys you an older 1500-2000 sq ft SFR with standard updates.

@Cassi Justiz Thanks for your input! Fortunately, I will have vinyl plank in the living and dining rooms, so there's at least that. What percentage of your clients (roughly) are adamant about solid flooring in common areas?

Hi all,

I'm prepping my house for sale, doing cosmetics (paint, flooring). It's a SFR in Virginia, price range $450-500k. It has a nice, big sunroom add-on and when I bought it a few years back, that room had new berber carpet. Nothing fancy, but I liked it. That carpet has to be replaced now and the few carpet people I spoke with all told me to keep it simple and just use the same carpet I'm planning to use in the bedrooms (Shaw Full Court) - it's your regular, neutral carpet that may be a step above builder grade, but that's about it. It's a relatively short-pile carpet, but not as short a berber. I'm tempted to trust them, but something just doesn't sit right with me - I'm so used to having the berber in that room that it's hard for me to imagine anything else. I was told that berber is out. So... should I just go with the recommendations, especially since I'm not doing it for myself, or are there better/more appealing carpet options for that room? And yes, I'm pretty set on carpet, even though I wouldn't want a square inch of it in my own home.

Hi all!

Looking for flooring advice for a split-level SFR in Virginia that I'm updating prior to listing for sale. The main level has laminate that's in good shape (pics below). The flooring and kitchen cabinets are medium/honey colored wood and were installed in 2013 - I'd like to keep them. The upper level (3 bedrooms) and basement have carpet that I want to replace with LVP (luxury vinyl plank). My problem - transitions b/w zones. The wall paint color will be Agreeable Gray from Sherwin Williams, which is cooler and more grayish than the walls in the picture.

Options:

1. Install LVP in basement and upper level. Need specific color suggestions that will not clash with the laminate on the main level (with links, if possible). LVP would cover the stairs - is that a good way to do the transition?

2. Install carpet in basement and upper level. In that case, there's no problem and it'll probably be a little cheaper, but possibly not as appealing in this price range ($450k-$500k). Carpet would cover the stairs as well, which is how it is now.

3. Replace everything, including main level with uniform LVP. most expensive option, but, possibly, most appealing. Need specific LVP color suggestions, with links if possible. No transition issues here.

Hi everyone,

I could probably figure this out eventually, but I'd like to get an authoritative answer. There's probably someone on here who can answer this in 2 seconds.

Let's say I bought a rental property for $400k and sold it for $500k. At time of sale, the mortgage balance was $300k. I take the net proceeds - $200k - and buy another rental straight up, no mortgage. My understanding is that this would be considered a partial 1031 exchange. What part of this would I have to pay taxes on and how much? Ballpark.
