Hi @Jeffrey Waldron.  Of course, I’m bias because I’m a real estate investor and I recommend that you go ahead and rent your house. I agree with @Lee Ripma, if you want to be a landlord and use your house as a rental then go ahead and do it.  If it doesn’t work out with the tenant and if you change your mind about being a landlord then you can always sell it afterwards. Just do your due diligenece on being a landlord ( BP has plenty of great books about rental property, being a landlord, etc) that will help you get better prepared. If you then don’t like being a lanlord, you can hire property manager to do the landlording. And if that doesnt work, you can then sell your house.     A win-win.    All the best to you.

Welcome  to Bigger Pockets @Christopher Wall!    This is an amazing place to learn and expand your real estate endeavors.   I learn so much by reading the forums, watching the videos and listening to the podcasts. I really find the “Tools” section very helpful in assessing potential investments and learning which investments I need to pursue and which ones I need to leave alone. You will find that the people you meet  on this site are willing to help you reach  your goals.

@Isaac El. Looks like you’ve gotten a number of great responses.  Unfortunately, I don’t know the name of a particular direct mail company of hand.  Personally, I’ve had postcards mailed to me with the picture of my investment property on the front of the postcard with the person requesting me to contact them if I am interested in selling    So I know  various companies are out there

Hi Isaac! Sorry you've been going through this. Not sure what is wrong with your pitch. However, I would recommend using a direct mail marketing company. That way you can mail multiple owners either a letter or postcard and the ones that are interested will contact you. That way only motivated sellers would call you as well as you wouldnt have to hear "no" or have someone hang up on you. Hope this helps. All the best

I also advise reading David Greene's book. It has great advice about long distance investing. Have you considered investing in Bakersfield, CA? The prices are reasonable and within driving distance from Orange County. All the best!

Hello Valentin! Welcome to BP. My advice is to purchase the duplex.  You could live in one side and rent out the other so the rent from the other unit can help with the payment. Then later you could refinance the duplex and use the money to put towards a house. There may be a duplex that may be on a decent street that you and your family would feel safe living on, even though it may not be in the best neighborhood.  Hope this helps.

@Sanjeez Advani I think Bakersfield is a great place to invest because its a growing city with great potential.  The prices of property is manageable and  its still close to LA where I live.  Any recommendations of areas of Bakersfield to invest? Thanks in advance.
